Any calculator, table, worked example or figure on this site is an illustration used to explain a mechanism. It is not a quotation, an offer, a pre-approval or a prediction of terms available to you. Results depend entirely on the assumptions entered and on simplifications — level payments, no missed payments, no rate changes — that real agreements often do not share. Your lender's disclosures and your signed agreement govern; where they conflict with anything here, they win.
